Roof leaks are an indication of failure.  There are several main causes.

  • Age & Weather: Asphalt shingles lose their granulation surface over time, allowing water penetration.  Shingles can split, crack, blister and curl both from age and harsh weather.
  • Storm damage: Hail. snow, high wind, tornadoes - Colorado has it all!
  • Improper or missing flashing: Without properly installed flashing (metal pieces around chimneys, swamp coolers, skylights, and where the roof meets siding)  to direct water away from potential areas of leakage, your roof is vulnerable.
  • Improper sealing of roof vents, pipes and other roof penetrations: All vents and penetrations require proper sealing to prevent leakage.  Over time, even properly applied sealants can dry out and fail.
